Help What's up with Commercial/Storefront/Restaurant Window Cleaning?

So I'm new to this world of window cleaning, and I have officially starting going out looking for clients just these past few days. I've been targeting Storefronts and restaurants right now because there are sooooo many in my area. So I figured, why not? I've gone to about 13 places so far and the majority act like they already got it covered cleaning it themselves. When clearly they are some of the dirtiest windows I've ever seen!!!

The other portions had said that they had there maintenance guys clean them.... Again, they might as well clean the windows with more dirt.

Then of course you have your typical bucket bobs who take up some of them as well.

And last but not least, the waiting game... I have woo'd the socks off of the managers that I have spoken too. But yet only two out of those 13 sound somewhat, kind of, not really, but sort of promising. But those two have to run it by the franchise owners so they say.

Maybe I'm just venting, but, is there a trick to this that I don't know about? I went in with a smile and a personality that I think they would enjoy, the most utmost respect, dressed well, professional, polite, and I tried to give them an offer they couldn't refuse. And yet no dice.

Have you guys gone through the same thing when you first started up?

And better yet, is there a better way to go about landing these types of cleanings?

P.S. I'm not focused "only" on the commercial/storefront/restaurant side of window cleaning. I just want a good handful that I can rely on during the slow months and perhaps winter months too.
